How is Asbury Place different from a 55-plus senior community?

Asbury Place has everything that a 55-plus community offers and more. Friendly staff members provide an extra level of comfort, and collaborate with residents to organize and run community events and programs. Residents continue to enjoy the activities and friends they had before moving, and often report that their opportunities have expanded. We frequently hear, “I wish I had done this sooner!”

The large majority of residents enjoy independent, active, and social lifestyles in one of numerous residence styles that include apartments, duplex cottages or townhomes designed to support aging in place. You are welcome to enjoy guests in your home.

The most significant difference between Asbury Place and a 55-plus community or condominium living is the peace of mind that comes from having assisted living and memory care as well as nursing and rehabilitation services on campus. This means that should your health needs change, you don’t need to change communities. On- and off-campus transportation is available to help get you to appointments. Some couples move to Asbury Place with different health needs or develop health conditions during their time here that require assisted living, memory care, or rehabilitation. In those cases, one spouse may choose to remain living independently while the other person moves to a different neighborhood on campus.

What does it cost to live here?

Asbury Place Kingsport residents pay a one-time entrance fee plus a monthly services fee that covers property taxes, many utilities, security, wellness, and many other services and amenities. Fees vary based on the residence you choose and whether you choose a Refundable Entrance Fee Plan* or the Standard Declining-Refundable Plan. If two people live in the residence, there is no additional Entrance Fee.

What is the purpose of the Entrance Fee? Great question! Even though your residence here is maintenance-free, the community and beautiful grounds are not. Entrance fees help provide capital funds for upkeep, enhancements, and the wide range of services that a well-run community requires. They support the long-term financial strength of your new home.

*Carefully read the continuing care agreement for the conditions that must be satisfied before Asbury is required to pay the Entrance Fee Refund.

Are there age and income requirements?

With many types of residences and a choice in Entrance Fee Plans, we can accommodate a wide range of people age 55-plus. Before being accepted for residency, you will be asked to share information about your income and assets to ensure that you will be able to support your living expenses through your projected lifespan. This calculation is made through a system maintained by an outside actuary. Generally, someone with a retirement income who owns a home in the area or has equivalent assets can afford the security and benefits of our lifestyle.

Can I bring my pet?

Yes! Many dogs and cats enjoy living here, and they’ll get lots of love from your neighbors! Asbury Place Kingsport has well-tended sidewalks and grounds great for dog walking. Contact our Director of Sales to learn more about our pet policies and campus amenities.

Will I still be able to cook?

If you want to, absolutely! Every residence has its own fully equipped kitchen – many with open floor plans – where you can cook to your heart’s desire or prepare dinner and cocktail parties for friends.

Whether you’re someone who loves to cook or you’re ready to turn off your stove for good, Asbury Place Kingsport has delicious and flexible dining options that let you choose how often you will do the work. Many residents do enjoy connecting with friends for lunch or dinner at our community dining venue, and love the variety of freshly prepared, healthful menu choices prepared by professional chefs.

Will I be able to deduct any of my fees from my income taxes?

Asbury Place Kingsport does not offer Type A Life Care contracts where a higher entrance fee offsets the future cost of health care services. Here, residents pay for assisted living or other health services as they are needed. Because of this, the Internal Revenue Service does not recognize any part of the entrance fee or independent living monthly services fees toward a medical deduction.

It is possible that fees paid for assisted living or memory care services may be eligible for a medical deduction. Please see a tax analyst to learn whether your financial circumstances would allow you to deduct these expenses from your income. Who operates the community and what role do residents play?

The Executive Director of Asbury Place Kingsport leads an experienced management team that is responsible for the day-to-day operations, providing quality services, and maintaining a strong community. This Steering Team works in collaboration with MFA Tennessee Holdings, LLC, which is the owner/operator of Asbury Place and provides support in finance, clinical and legal services, marketing and communications, and strategic planning.

Resident input is central to the culture of person-centered services and care here. Each community has Resident Committees or Councils that work in collaboration with campus leadership in such areas as wellness, dining, programs, and more. Seeking out feedback from residents, associates, and family members – and honoring that feedback – is embedded in community operations.

Will I remain in charge of my financial assets?

Absolutely! You will pay a one-time entrance fee to join Asbury Place Kingsport and pay a monthly services fee bill. Many residents love how much simpler their financial responsibilities become after moving. This is because you no longer have to worry about home maintenance and many of your current expenses – such as security systems, property taxes, utilities, and fitness – are provided as part of your monthly services fee.

Is this an inclusive, welcoming community?

While Asbury Place Kingsport was founded by members of the Holston Conference of the United Methodist Church, it has intentionally evolved to embrace people of all beliefs, cultures, and backgrounds. Faith does play an important role in the lives of many – but not all – residents here, and we offer a wide range of spiritual programming, including ecumenical services.
